Rental Property Refinance Without Tax Returns: Your Options in 2025

If you own rental properties, chances are your tax returns don’t tell the real story of your finances. Years of depreciation, cost segregation, and pass-through deductions can make a cash-flow-positive investor look broke on paper. The good news: you don’t need to show tax returns to refinance a rental property.

Why Conventional Refinances Don’t Work for Many Investors

Conventional loans (Fannie Mae, Freddie Mac) require 2 years of personal tax returns, W-2s or 1099s, and a full DTI (debt-to-income) calculation. For investors who write off income aggressively, reported taxable income can be dramatically lower than actual cash flow — leading to automatic disqualification even when the rental property itself performs well.

No-Tax-Return Refinance Options for Rental Properties

1. DSCR Refinance (Most Popular)

The most commonly used no-income refinance. The lender looks at the rental income vs. the monthly payment — nothing else. If the property cash flows, you qualify.

  • Rate-and-term: Up to 80% LTV
  • Cash-out: high leverage, quoted on your deal
  • No personal income docs of any kind
  • 620+ credit score
  • 30-year terms available

2. Bank Statement Refinance

Instead of tax returns, the lender uses 12–24 months of business bank statements to calculate income. Great for investors who have real income flowing through a business account but show minimal taxable income on returns.

3. Asset Depletion Refinance

Liquid assets (savings, stocks, retirement accounts) are divided over the loan term to create calculated monthly “income.” A $2M portfolio over a 30-year loan = $5,556/month in qualifying income — without ever touching the assets.

4. Hard Money Refinance (Fastest)

Short-term asset-based loans for speed or distressed properties. Zero income qualification — just equity. Close in 5–10 days. Use as a bridge while arranging permanent financing.

How Much Can You Cash Out?

On DSCR cash-out refinances we lend at high leverage against the appraised value. What reaches you at closing is that new loan amount less the balance you still owe and less closing costs — so on a $400,000 property still carrying $100,000, the payoff comes off the new loan first and the remainder is your cash out. The percentage depends on the appraisal, the rent and the program, so call and we will size it on your property.

Refinancing an Entire Portfolio at Once

Investors holding several rental properties don’t have to refinance them one at a time. Portfolio DSCR and blanket loan programs let you refinance multiple properties under a single loan, often with a lower blended rate and one simplified closing instead of several — a real time and cost savings for anyone actively scaling past 3-5 doors.

How Seasoning Requirements Affect Your Refinance

“Seasoning” refers to how long you must own a property before refinancing it, particularly for a cash-out refinance. Many DSCR programs require 6 months of ownership (sometimes less), which matters most to BRRRR investors trying to move quickly from acquisition to refinance. Confirm your specific program’s seasoning period before assuming you can refinance immediately after closing a purchase.

Documentation You Do Still Need

Even without tax returns, expect to provide a current mortgage statement, proof of insurance, a recent property tax bill, and either a signed lease or a market-rent appraisal. None of these disclose your personal income — they simply confirm the property itself and its existing debt obligation.

Real Example: BRRRR Refinance Numbers

An investor completes a renovation on a property with a $310,000 ARV appraisal and $2,600/month in confirmed rental income. Refinancing at 75% LTV produces a new loan of $232,500 — enough to pay off the original hard money balance and pull out working capital for the next acquisition, underwritten entirely on the rent-to-payment ratio with zero personal tax returns involved.
