DSCR loans are the go-to financing tool for real estate investors who want to qualify based on the property’s income — not their personal tax returns. But what exactly do lenders look for? Here’s a plain-English breakdown of DSCR loan requirements.
What Is a DSCR Loan?
DSCR stands for Debt Service Coverage Ratio. Lenders calculate it by dividing the property’s monthly rental income by the monthly mortgage payment (PITIA: principal, interest, taxes, insurance, and HOA).
DSCR = Monthly Gross Rent ÷ Monthly PITIA
- DSCR ≥ 1.25: Strong qualification, best rates
- DSCR = 1.00: Break-even — most lenders approve
- DSCR < 1.00: Negative cash flow — may still qualify with larger down payment or higher credit score on select programs
Core DSCR Loan Requirements
Minimum Credit Score
Most DSCR programs require a minimum 620 FICO score. You’ll get significantly better pricing at 680+ and the best rates at 720+. Some portfolio programs go as low as 580 with compensating factors like larger down payment or strong DSCR.
Minimum DSCR Ratio
Most lenders want to see a DSCR of at least 1.00 (break-even). Programs that allow sub-1.0 DSCR (sometimes called “no-ratio” or “DSCR flex”) exist but typically require 25–30% down and a higher credit score. The sweet spot is 1.20–1.25+ for full program eligibility.
Loan-to-Value (LTV)
- Purchase: Up to 80% LTV (20% down payment)
- Cash-out refinance: high leverage, quoted on your deal
- Rate-and-term refinance: Up to 80% LTV
Property Types
- Single-family residences (SFR)
- 2–4 unit residential properties
- Condominiums (warrantable; non-warrantable on some programs)
- Short-term rentals (Airbnb/VRBO) — STR income may be used
- Small multifamily (5–20 units) on select programs
Loan Amounts
DSCR programs across the market commonly start around $100,000 and run to $5M+. Our own minimum is $200,000. Jumbo DSCR loans (above $3M) are available but have tighter DSCR and LTV requirements.
Reserve Requirements
Most programs require 3–6 months of PITIA reserves in liquid assets. Some programs require 12 months for higher-LTV or lower-DSCR loans.
What You Don’t Need
- W-2s or pay stubs
- Tax returns (personal or business)
- Debt-to-income (DTI) calculation based on personal income
- Employment verification
- A business entity (LLC) — individuals can qualify too
Using Market Rent vs. Actual Rent
If the property is between tenants or was recently purchased, lenders use a market rent schedule from the appraisal report (the 1007 or 1025 form). You don’t need an active lease agreement in place to qualify — this is standard DSCR underwriting practice.
How Lenders Verify Rental Income
If the property is already tenant-occupied, the lender typically uses the signed lease agreement as proof of rental income. If it’s vacant, recently purchased, or between tenants, the appraiser completes a market rent survey (Fannie Mae Form 1007 for single-family, or Form 1025 for 2-4 unit properties) comparing your property to similar recently-rented properties nearby — that market rent figure, not a guess, is what goes into your DSCR calculation.
How to Improve Your DSCR Before Applying
- Increase the down payment — a smaller loan amount directly lowers your monthly PITIA and raises your ratio
- Shop for a lower insurance premium — insurance is part of PITIA, and rates can vary meaningfully between carriers on the same property
- Confirm the market rent estimate is current — an outdated comp set can understate what the property will actually rent for
- Consider an interest-only payment structure — where available, this lowers the monthly payment used in the DSCR calculation
Common Reasons DSCR Applications Get Denied
- DSCR comes in below the program’s minimum threshold with no compensating factors
- Property condition issues surface on the appraisal that affect marketability or safety
- Title issues or liens that need to be resolved before closing
- Credit score below the program minimum, or recent derogatory credit events
DSCR Requirements Vary by Property Location
Some programs apply slightly different LTV caps or reserve requirements in certain states, and rural or non-warrantable condo properties can face additional scrutiny regardless of location. It’s worth confirming program-specific requirements for your exact property before assuming the general guidelines above apply without exception.
